There is a lot you can do to help your agent to achieve a quick sale at a good price. Do be realistic about the price you ask for your property.

Do be flexible about viewing times. Where there is a choice of properties, a purchaser may view and buy another property - you may never get a second chance.

Do make sure the appearance from the outside is as good as possible. Many prospective buyers will drive by and view a property from the road before deciding to ask the agent for an appointment to view internally.

If the outside of your property is important, the inside is even more so. After location, space and light are the two most important aspects for home buyers. Clear away the clutter, keep the kids and pets away from the home when people are viewing theproperty. Clean the kitchen and bathrooms. Keep work surfaces in the kitchen reasonably tidy and clear of clutter. Create pleasant smells such as baking bread, coffee and fresh flowers. Stale tobacco or pet smells may turn people off properties. Make sure your house is warm and if you have an open fire in the living room light a fire, if possible.

Remember that the first time viewing of a property for a potential purchaser is the most important. Do your property justiceto enhance the saleability of your property thus giving it the best possible chance to achieve the best possible price.

When selling a property, your solicitor will have to obtain your title deeds and this alone can be a lengthy process and if this is not carried out prior to a purchaser being procured, can delay the sale process in some cases by up to six weeks.

Once a sale is agreed and the booking deposit is paid we will write to your solicitor requesting them to prepare contracts and forward same along with title documents to the purchasers’ solicitor. Upon the signing of these contracts a non – refundable 10% of the purchase price is paid (to include booking deposit). On instruction from your solicitor you will be required to countersign. Once both parties have signed, it is deemed binding. Once the sale is ready to close and all parties are satisfied, the final monies will be transferred and the sale will then close.

Finally, don’t forget: To have your meters read before leaving, to apply for electricity, gas and telephone services to be continued in your new home, to cancel your building insurance if you do not have a mortgage on your old home, to cancel payments in respect of your previous mortgage, to change TV licence over to new address, to inform An Post of your move and have all your mail redirected to your new address.
